Fees
FEES TO LANDLORDS
Tenant Find: 8% of the rent (plus VAT)
Includes:
Collect and remit the initial month’s rent received, agree to collection of any shortfall and payment method, provide the tenant with method of payment, deduct and pre-tenancy invoices, make any HMRC deduction and provide the tenant
with the NRL8 (if relevant)
Fully managed: 10% of the rent (plus VAT)
Collect and remit the monthly rent received, pursue non-payment of rent and provide advice on rent arrears actions, deduct commission, undertake two inspection visits per annum and notify the landlord of the outcome, arrange routine
repairs and instruct approved contractors, hold keys throughout the tenancy term.
Additional Non-Optional Fees and Charges (irrespective of the level of service)
Setup fee (Landlords Share)
1 – Agree on the market rent and find a tenant in accordance with the landlord guidelines, 2- Advise of refurbishment, 3 – Provide guidance on compliance with statutory provisions and letting consents, 4 – Carry out accompanied viewings
(as appropriate), 5 – Market the property and advertise on relevant portals, 6 – Erect board outside of the property in accordance with Town and Country Planning Act 1990, 7 – Advise on non-resident tax status and HMRC (if relevant).
Inventory Fee (landlord Share)
Dependant on the number of bedrooms and/or size of the property and outbuildings.
Deposit Registration Fee
1 – Register Landlord and tenant details and protect the security deposit with a government-authorised scheme
2 – Provide the tenants with a Deposit Certificate and Prescribed information within 30 days of the start of the tenancy
Additional property visits: £50 plus VAT
1 – To attend to specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.
Arrangement fee for refurbishment works over £200: 10% of the net cost
1 – Arranging access and assessing costs with the contractor, 2 – Ensuring work has been carried out in accordance with the specification of works, 3 – Retaining any warranty or guarantee as a result of any works.
Rent Review Fee
1 – Review rent in accordance with current prevailing market condition and the landlord, 2 – Negotiate with the tenant, 3 – Direct tenant to make payment change as appropriate, 4 – Update the tenancy agreement, 5 – Serve section 13
notice if the tenancy is on a rolling monthly basis
Renewal Fee (Landlords Share)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
Checkout Fee (Landlord Share)
1 – Agree with the tenant check-out date and time appointment, 2 – Instruct Inventory provider to attend, 3 – Negotiate with the landlord and the tenant any disbursement of the security deposit, 4- Return deposit as agreed with the landlord
the tenant to relevant parties, 5- Remit any disputed amount to Scheme for final adjudication, 6 – Unprotect security deposit, 7 – Instruct contractors, obtain quotes, organise repairs, replacement/cost of any broken or missing items.
Court Attendance: £300.00 per day (plus VAT)
